Our Rates are as follows:
Rental $900-1100 per week depending on the time of year.  Nightly rate is $150.00. 

Christmas, Thanksgiving, Easter and February vacation weeks are $1200 per week. 

Optional Pool/spa heat $140 per week
25% nonrefundable booking deposit to reserve the home

Rates do not include 13% sales tax.

TERMS & CONDITIONS:We do not reserve dates until we receive both a filled out booking contract and a 25% deposit. Balance of the rental is due 8 weeks prior to your arrival date.

We will email you the key code to get into the villa 1 week before your arrival.

Cancellations: If you have to cancel the reservation more than 8 weeks or less before your arrival date we keep 20% of the total rental, including pool heat for administration costs unless we can fill your cancelled nights. If you cancel less than 4 weeks before arrival date the full rental is due unless the villa is rebooked at a similar rate. If you fail to make the final payment within 8 weeks before your arrival date you may lose your booking and your deposit. We will send out a reminder giving you 1 week to finalize payment before cancelling.

No Smoking allowed inside the villa.

No Pets allowed.
For the comfort of other resort guests, please observe quiet time between 10pm and 8am.

We have a management company that takes care of our home for us and if there are any problems during your stay, they will try to fix the problem as soon as possible. Our home is well maintained but unexpected things may happen during your stay. We will try to get them fixed as soon as possible but we don’t refund rent due to for example, one broken TV or the pool heat not working (although we will refund any money paid for pool heat in this case).  Also, please note that Florida can and does get quite cold in the winter and there are times that the pool heat, even though working, will not be able to stay at a level that is comfortable for swimming.  We still have to pay for the pool heat so we don't give refunds in this case.  Pool heat can usually keep the pool warm enough to swim but when Florida has night after night of weather in the 20s or 30s, it takes awhile for it to heat back up.  Thanks for your understanding.

Our villa is "self catering" which means you will need to grocery shop for items like paper towels, soap, shampoo, laundry detergent and even toilet paper (although you will have a starting roll in each bathroom).  We try to leave laundry detergent, trash bags, paper towels and soap but when other guests use these up, they sometimes don't get replaced until our next visit.  There should also be coffe filters, sugar, salt and pepper in the cupboard but be sure to check before you shop.   The best grocery is Publix or Super Target.  Go our Formosa Drive and turn left at the light at 192.  Publix is a few miles down on the right.  Target is on the left.  There is also a convenience store in Windsor Palms.  Go through the clubhouse to the pool area and it is right there. 

The villa has wireless internet access for your laptop.  There are instructions for how to connect in a frame on the desk in the living area.  There is also a printer there for your use.  We just ask if you use a lot of supplies, that you replace the ink and or paper.
