Deposits and Cancellations:

A non-refundable deposit is due upon booking.  This deposit shall equal 25% of the gross rental amount plus sales tax.  The remaining balance of the of the agreed upon rental amount plus sales tax and any other charges (i.e. pool heat)  is due 8 weeks prior to your arrival date. If you fail to make the final payment within 8 weeks before your arrival date you may lose your booking and your deposit.

A cancellation of your reservation more than 8 weeks from your arrival date will result in the loss of 100% of your deposit deposit.  Cancellations within 8 weeks of your arrival date will result in the loss of 50% of the total rental and fees amount (i.e. rent, sales tax, fees).  Cancellations within 3 weeks of your arrival date will result in the loss of 100% of the total rental amount and fees (i.e. rent, sales tax, fees).  Refunds are not given for minor problems (i.e. broken TV) however owner will attempt to rectify the issue timely.


No Smoking allowed inside the villa.

No Pets allowed.  No RV or trailer parking is available on the premises or within the Windsor Palms resort community.

 

For the comfort of other resort guests, please observe quiet time between 10pm and 8am.

We have a management company that takes care of our home for us and if there are any problems during your stay, they will try to fix the problem as soon as possible. Our home is well maintained but unexpected things may happen during your stay. We will try to get them fixed as soon as possible but we don’t refund rent due to for example, one broken TV or the pool heat not working (although we will refund any money paid for pool heat in this case).  Also, please note that Florida can and does get quite cold in the winter and there are times that the pool heat, even though working properly, will not be able to stay at a level that is comfortable for swimming. The pool heating system can usually keep the pool warm enough to swim but when Florida has night after night of weather in the 20s or 30s, it takes awhile for it to heat back up.  Thanks for your understanding.

 

Our villa is "self catering" which means you will need to grocery shop for items like paper towels, soap, shampoo, laundry detergent and even toilet paper (although you will have a starting roll in each bathroom).  We try to leave laundry detergent, trash bags, paper towels and soap but when other guests use these up, they sometimes don't get replaced until our next visit.  There should also be coffe filters, sugar, salt and pepper in the cupboard but be sure to check before you shop.   The best grocery is Publix or Super Target.  Go our Formosa Drive and turn left at the light at 192.  Publix is a few miles down on the right.  Target is on the left.  There is also a convenience store in Windsor Palms.  Go through the clubhouse to the pool area and it is right there. 

 

The villa has free wireless internet access for your laptop.  There are instructions for how to connect in a frame on the desk in the living area.  There is also a printer there for your use.  We just ask if you use a lot of supplies, that you replace the ink and or paper.



Other Terms and Conditions:

It is expressly understood and agreed, neither owner of said premises, or agent shall be liable for any damages or any injury to tenant or his family or to his families property from whatever cause arising, from occupancy of said premises by tenant and his family. It is further understood and agreed that agent or owner shall not be responsible for any personal property left by tenant in said premises. Sub-letting, sharing or assigning are strictly prohibited.

 

FORCE MAJEURE & LIABILITY LIMITATION We accept no responsibility for and shall not be liable in respect of any loss or damage or alterations, delays or changes arising from circumstances outside our control such as war or threat of war, fire or adverse weather conditions, government action, technical problems with transport, closure or congestion at airports, cancellations or changes of schedules by airlines, howsoever caused including theft of your belongings from the villa premises.  Guests should take care to secure all valuables and properly lock all doors and windows upon leaving the villa for any length of time.   For this reason, we recommend buying trip insurance.

 

Tenant will be held responsible for any damage to property while residing at the premises. Occupant number shall not exceed maximum allowed(8) at any time.  The Pool and Spa is controlled by a remote hand-held device.  It is recommended that the tenant leave the device in its rechargable base when not in use.  The tenant agrees that if the device is removed from its base and damaged, lost or stolen, the tenant will reimburse owner of property $500 to replace the device.
